What is the rent?

We do not charge rent. We charge a 'Licence Fee' that includes rent and a number of other fixed costs including utilities, business rates, and service charges. This Licence Fee is generally quoted on a per workstation basis.

Why do you charge per workstation and how is it calculated?

Charging per workstation is the standard method across the industry and it allows for the easiest initial comparison of accommodation in your search area. It also means that you can forecast how much extra you will need to pay should your business grow.

Please be aware that what each operator includes within the workstation cost does vary, so it should only be used as an initial guide.

To calculate the workstation cost, we take our total outgoings and divide that figure by the number of workstations we can accommodate within the centre. You benefit from our economies of scale and the costs of the communal areas are split between all clients so you aren't wasting money on having your own separate reception, waiting areas, breakout spaces or kitchen.

What is a workstation?

A workstation is a term used to describe a desk, chair, lockable storage pedestal and a share of another storage unit. It will also come with a telephone and Internet connection.

How much does it cost to move in?

Prior to occupying the offices, we would require a deposit equivalent to two months fixed charges (no VAT payable) and also the first month's fixed charges.

There are no costs for decorating, cabling, telecoms equipment or furniture.

What is the minimum term length?

The minimum contract we offer for serviced offices is 3 months.

Can I bring my own furniture?

All our offices are pre-furnished so that you do not have to purchase expensive furniture. However, if you already have furniture then you are allowed to use this in your office.

Can I move to a larger office if I need to?

Yes, you can increase the size of your office at any time (subject to availability), please see here for further information.

Can I move to a smaller office if I need to?

Yes, you can downsize to a smaller office (subject to availability) at the end of your contracted term if you need to.

Do my telephone numbers change if I move offices within the building?

No, your telephone numbers will remain unchanged during your time at The Works Business Centre no matter which office you are in.
